MS REAL ESTATE:

MS Real Estate is a business that has been in residential and commercial real estate for 31 years. When they engaged the services of Stunner Social they had been managing lead generation using traditional methods. 

The team were cold calling, chasing expired listings, chasing FSBO’s and reaching out to past clients.

Despite the fact that the business had been in existence for three decades, they were finding business had become a struggle. They had tried to get leads from online real estate sites and although this was a source of leads, they found that leads were too expensive and of questionable quality. 

Initially the team at Stunner Social had a challenge of getting the management at MS Real Estate to try using Facebook Ads to drive buyer and seller leads. The business is very traditional and the management team, although experienced, were cautious about spending advertising money on Facebook Ads.

At the time of our engagement, MS Real Estate had 82 listings. We agreed that we would take on the task of advertising a new subdivision that they had been on their list for over 4 months. The sub division had three listings that were being managed by MS Real Estate.

Stunner Social arranged for the owner of MS Real Estate to create a video of him standing outside one of the homes and also video content of the inside of the property. We also arranged to have drone footage of the homes and the local area where the homes were located.

Once Stunner Social had the content pieces, we created a combination of lead form ads, landing page ads and video view ads. 

The lead form ads were simple and offered prospect the opportunity to get the video footage of the inside of the home, the drone footage and the price of the homes.

The landing page ads were broken into two campaigns, namely a video landing page ad and an image ad directed to a landing page.

The video landing page ad was created as follows - We had the owner of MS Real Estate create a video that lasted 2 mins. The video had some teaser copy to entice prospects to click on the ad that then brought them to a landing page. We created the landing page for the client, ensuring that is was a high converting page. The page had a strong headline and another video. This video was longer (5 mins) and again had copy that was enticing and offered the prospects the opportunity to see both images and video content of the inside of the home and to see the price of the home.

The second landing page ad had an image of one of the homes and some compelling copy to get the click. This ad then directed the traffic to the same page as above.

The third ad that we ran to sell the homes within this sub division was a Video View ad. Again, we had the owner of MS Real Estate create the ad. This video was a 5 min video selling all the benefits of the property. We pixeled the traffic and the retargeted people that had watched 50% or more of the video with an offer to see inside the home and get the price.

All the video content was scripted by Stunner Social for the client so that we could ensure that all the necessary content was included to get the desired result.  

The subdivision is located 50 mins drive from a major city and we therefore targeted people that lived within a 50 mile radius of the homes with two messages. Target 1 was to attract people that were living in the major city and wanted to relocate to a quieter location and get value for money. Target 2 was to attract people that wanted to move to a newly built property in the area.

Right from the start of these campaigns we generated high volumes of high quality, low cost leads. On average the leads were $4. MS Real Estate did not have a back end email marketing system so we created a mailchimp account for them and build all their back end follow up.

This campaign sold all three of the homes in the subdivision over a period of 21 days. MS Real Estate were astounded at the success of the campaign and have not gone on to have Stunner Social manage all their marketing.

We have since sold a number of commercial properties and homes for this client.

We also encouraged them to use something more robust than Mailchimp to manage the back end and we therefore installed Infusionsoft to their setup to better manage and their follow up and nurture.

We are also now in the process of advising MS Real Estate on an organic social media marketing campaign to complement their paid media efforts.

The ROI for the campaign that sold these three units in the subdivision was 47:1. These numbers are based on the commissions and not the gross sale value of the homes. 

LTI FINANCIAL:

LTI Financial is a company that sells courses that teach people how to trade the Stock Market.


LTI Financial had not been running Facebook Ads when they engaged Stunner Social. They had been using Google Ads but had found that the cost of acquisition was too high. 

Their model was to sell in-house courses to people that wanted to learn how to trade the stock market. These courses were high ticket and they were doing business but they wanted to pivot to being on online course operation.

When they started working with Stunner Social they had not sold any courses online.

Our brief was to help them drive targeted traffic and create a full service funnel to generate leads and nurture those leads into customers.

From the outset we discussed the ROI target for LTI Financial and they advised that they wanted to get to a ratio of 2:1. In other words they wanted $2 for every $1 that they added to advertising via Facebook Ads.

This engagement was a ‘ground up’ project so we started initially with creating new landing pages. To this point LTI Financial had an attractive website and members of their team did have some knowledge of conversion rate optimization. Despite this, the lead conversion on the website was below 5%.

Stunner Social built an entire funnel. We started with an offer of a Free 5 Day Course to attract leads. We created a new landing page with a value driven headline accompanied with a 5 min video from the Head Trader of LTI Financial. We assisted LTI Financial in making contact with past customers and harvested video testimonials. These testimonials were added to the page along with detailed bio from the Head Trader to add social proof.

Beyond this first stage of the funnel we created a second stage that invited people to join a webinar. LTI Financial wanted us to drive people to the webinar from the start. We advised them against this explaining that the leads to drive people cold to a webinar would likely be higher than the leads created for the Free Course. We explained that this ‘soft capture’ method would yield lower cost leads and also give us more volume to nurture to the core product. 

LTI Financial had never done a webinar before and did not understand the selling process. We spent time with them creating a ‘Perfect Webinar’ which spent the first 60 mins of the webinar giving huge value while at the same time dealing with customer objections. We had spent time we LTI Financial asking them all the reasons why people had not bought from them before and we used this information to craft these ‘objection busters’ into the first 60 mins of the webinar. After the first 60 mins of the webinar we created a full stack, irresistible offer that we were confident would yield results. This section of the webinar lasted a further 30 mins. 

Once the webinar was completed, we then set about creating a full process flow in their CRM to ensure that we segmented all visitors to the site, those that opted in and became leads, those that came to the webinar and those that didn’t. We also segmented those that bought on the webinar and those that didn’t. We then created campaigns that had video content in most all of them. The campaigns were broken up as one Indoctrination campaign and one nurture campaign. The indoctrination campaign runs for 7 days and positioned LTI Financial as experts in their field and the nurture campaign is a complex campaign that serves the correct message to push people to the buying position based on their segmentation in the system. 

We added all pixels to their pages (both website and funnel) and then got started with creating the ads.

The initial ads were image ads that offered the Free Course. We added a value driven headline and compelling copy and got the traffic flowing. We started to capture leads from cold traffic at the front end at 32% conversion. All these leads that did not register for the webinar were retargeted as were the people that came to the site and did not opt in. The webinars were run every Thursday night. We made sure that all those that were registered were automatically followed up both by email and sms, to increase the show up rate.

Those that did not attend the webinar were follow up automatically and offered to join the webinar for the following week. Those that did attend and didn’t buy were automatically followed up and offered a free strategy session with an expert.

We ran the webinars for 12 weeks. As the weeks passed we had positive ROI and therefore continued to invest more in traffic. By the 12th week, we created reports of the funnel numbers and reported an ROI of $7.62

By this time the Head Trader had become jaded with having to do the webinars live each week and being that all other aspects of the system had been automated, he asked could we automate the webinar.

We advised that we could but we set the expectation with the Head Trader that he would likely receive a lower ROI as normally happens with evergreen webinars. We then reviewed all the webinars over the past 12 weeks and picked the best convertor and created that webinar as an evergreen webinar.

We added this to the system and continued to run ads. By this time we had added video view ads, video landing page ads and lead form ads to the ad campaigns.

We ran the webinars for a further 10 weeks and reported an ROI on the ads of $5.56, LTI Financial were very satisfied with the ROI numbers and therefore continued to invest in ads.

We then advised LTI Financial that they need to start to consider making more ROI on the back end. We assisted them in creating an Elite Trading Group which was a subscription model sold to both those that had bought the front end course and those that didn’t.

We set about creating a full automatic nurture program to nurture their growing database. The core goal of this campaign was to generate more income from the already purchased leads in the database.

At the time of writing LTI Financial are continuing to grow the Elite Trading Group and the front end course sales and we are continuing to manage their traffic and build ever greater automation and sophistication into their system to continue to strengthen their ROI.

Stunner Social took LTI Financial from a company with limited inventory capability (being that they were running scheduled in-house courses) to a company with an almost unlimited inventory using the digital info course method.
